1. The carpet in my Lennox rental is original and pretty far gone. Will a cleaning make it tenant-ready or am I just delaying new carpet?

   Turnover cleaning is most of what we do here, so we say this honestly on site: a lot of the carpet in Lennox is inexpensive builder-grade that's already past its service life, with pile that's been walked flat and won't stand back up no matter what we do. Cleaning still buys you real time on most of it. What we can reliably fix is soil, odor and the grey cast that makes a unit show badly. What we can't fix is missing pile, delamination at the seams, or backing that's been saturated repeatedly by pets. We'll tell you which one you have before we start rather than after, and if it's genuinely spent we'll say so and you can put the money toward replacement instead.

2. Why do the walkways in my house go black so fast even when nobody's tracking in mud?

It comes in through windows, doors and gaps. It's greasy rather than gritty, which means it clings to carpet fiber instead of vacuuming out. In these older 1930s-to-1950s houses and the small apartments and duplexes around them, it concentrates in the hallway and the path from the front door because the pile there is already compacted and holds it. It takes a pre-spray that breaks up oily soil and enough hot rinse to carry it out. Plain hot water on that kind of soil just moves it around.
